DATOS DEL TERRENO: Ubicación: Dimensiones: Frente 20m . Fondo: 44m. IDEA: . Aprovechar las visuales que ofrece el terreno hacia Plaza Moreno. . Sectorizar las viviendas de a cuerdo a su propia densidad. . Controlar el asoleamiento. . Generar diferentes espacios y situaciones para los usuarios. El proyecto se organiza mediante dos bloques, albergando 33 dúplex, 18 de viviendas con trabajo y 15 de viviendas para 4 habitantes, y 4 viviendas simples para 6 habitantes. El primer bloque se conforma a través del juego de encaste de 3 “cajas”,( viviendas, circulaciones y balcones). Por delante de la circulación, sobre línea municipal y con amplias visuales hacia Plaza Moreno podemos encontrar los dúplex de “viviendas con trabajo” u oficinas en alquiler, estos constan con una planta baja de acceso, libre de estructura permitiendo el armado más conveniente dependiendo de las necesidades y un primer nivel con una unidad mínima de vivienda. Por detrás se desenvuelven los dúplex con viviendas balconeando al patio central, constan con una planta baja semipública y en primer nivel privado. Sumando la totalidad de niveles de este bloque, obtenemos 12. El segundo bloque con viviendas de mayor densidad, contiene cuatro niveles aptos para 6 habitantes cada uno. Estas células constan con expansiones individuales, parrilla y una terraza jardín conjunta. La diferencia de altura entre los bloques permite en ingreso de luz solar. La vinculación entre ambos bloques se da por medio del nivel 0.00 donde podemos encontrar un sistema de organización en # franjas a lo largo del terreno. En la primera vemos servicios, nucleos con hall y un restó. La segunda franja consta con circulaciones, accesos, la expansión del restó, que puede ser utilizado por los usuarios y explotado por los inquilinos de las oficinas, y un patio verde. Y por último la tercera se conforman: la rampa vehicular y espacios verdes. El desnivel en esta planta entre la línea municipal y el fondo del terreno nos permite sectorizar diferentes aéreas, como accesos, expansiones, patios, etc y dar privacidad y control al llegar al ultimo hall.
